What's different about cesspools and septic systems in Mastic Beach
High groundwater is the whole story here. A cesspool soaks liquid out through its sides into the soil, and where the water table sits close to the bottom of the pool there is very little soil left doing anything. That is why pools here surface, why they need pumping more often than they should, and why replacement is so often the honest answer rather than another pump-out.
Sewer status
Mastic Beach is the sharpest version of the Forge River question. The county's parcel data puts almost every built parcel here inside the proposed Forge River Watershed Sewer District Phases III & IV — proposed, not active, and no parcel here is inside an active district today. The grant conditions exclude property inside a proposed sewer area, yet the county's own eligibility map still returns Eligible for the large majority of these parcels. Do not take either answer from a map of the street: run the address through the county's check before you plan around a grant.
