What's different about cesspools and septic systems in East Hampton, Springs & Montauk
The county's data puts the great majority of built parcels here in its highest priority band, and Springs in particular is small lots on a peninsula with water on three sides. Much of the housing is seasonal, which changes how a system fails but not whether it does. Worth knowing: the grants require an existing residential home with a valid certificate of occupancy, and nothing in the published conditions requires it to be your primary residence.
Sewer status
The county's parcel data records no active sewer district anywhere in this area. Two small downtown areas, in Montauk and in East Hampton Village, are mapped as proposed districts, and proposed is disqualifying for the grants — so a downtown address is worth checking specifically. Elsewhere the county's own eligibility map returns Eligible for the large majority of built parcels. East Hampton also runs its own Septic Incentive Program on top of the county and state grants.
